This is the utility room, so make it durable.

The exercise room should not absorb theater finishes or dance flooring. It needs simple durable materials, clean electrical, and enough HVAC/mechanical access to avoid future service headaches.

Rubber mat rolls

Use rubber mat rolls for the gym area. Keep the allowance separate from dance-room LVP and theater flooring so the buildout comparison does not double-count material.

Sauna

Keep the 240V run explicit

Victory includes a dedicated 240V sauna run. Brian said the sauna fit is fine and only one exercise-room bulkhead is needed. Ben has sauna buildout experience.

Mechanical

Protect HVAC service clearance

Brian flagged roughly 2 feet of clearance around HVAC for service. That clearance should be written into every GC scope before framing decisions lock in.

Make the gym scope boring and exact.

Ask for rubber flooring material, subfloor prep, mirror or wall protection assumptions, lighting, outlets, 240V sauna run, HVAC clearance, bulkhead location, equipment layout constraints, warranty, exclusions, and payment terms.
